A Room In The Park

A truly special hideaway in a unique location within the walls of Holkham Park. The characterful, timber barn dates from 1880 and has been sympathetically renovated to provide a spacious, stylish and comfortable studio room with en suite shower, wood burning stove and garden. Within easy waking distance of Holkham Village, beach and NNR and the picturesque town of Wells-next-the-Sea. Peaceful, light‑filled and carefully furnished for comfort with a fully equipped kitchen suitable for home cooking and a super‑king bed that can be arranged as twins. Opening out to a private patio (afternoon sun). Close to coastal towns, cafés, pubs, beaches, and farm shops. Ideal for couples or small families, with a cot, child’s bed, and a dog welcome. 'Hushwing' is a private, single-storey one-bedroom annexe attached to our family home. Built in 2018 it offers light, spacious accommodation with under floor heating throughout. Idyllic rural position. Allocated off road parking for 1 vehicle. Private enclosed garden. 10 minutes drive to the coast. 3 great pubs within 3 miles. Convenience store -2 miles. Breathtaking views, and a private fully enclosed garden - the perfect retreat. Dog friendly. REDUCED RATE WEEKLY BOOKINGS (NON-PEAK TIMES).

Old Beans Cottage, North Norfolk

Old Beans Cottage is an 18th century former washhouse which has been beautifully converted into a studio cottage and furnished to an exceptional standard. This boutique cottage is located in East Barsham, a small village nestling in quiet, rolling countryside less than 3 miles from the market town of Fakenham, with excellent access to the North Norfolk Coast at Wells-next-the-Sea and Holkham. The area is renowned for its bird watching opportunities with Cley and Titchwell within easy reach.

Get ready for your romantic stay at Bag End Hobbit house. Bag End is located within one mile of the coastal path and central for the beaches of Wells, Holkham and Blakeney point. Our Hobbit house has one full size bedroom and a smaller bedroom for a little hobbit. Up to 2 extra guests can stay in the cosy seperate bedroom hut at £25pp per night. There is a seperate bathroom and washing up area with hot and cold water. The hot tub can be used for an additional charge of £65 per whole stay.

Lavender Cottage, Syderstone

Perfect for a long weekend away. One bedroom, self contained cottage, newly converted to a high standard with all mod cons. Private outside space and dog friendly. Syderstone is a quiet North Norfolk village, in an area of outstanding beauty. An ideal base for walkers, birders, cyclists, nature lovers or foodies. The glorious beaches of Holkham, Brancaster and Wells are within a 20 minute drive, whilst the stately homes of Holkham, Houghton and Sandringham are within 10 miles.

Potting Shed

The Potting Shed is a delightful, newly renovated cosy annexe with Kingsize bed, new Vispring mattress and White Company bed linen. It has a stylish bathroom with large shower and freestanding bath. Small kitchen with hob, combination microwave, toaster, kettle, nespresso coffee machine and fridge. Two comfortable armchairs and flat screen tv. Sunny outside terrace with table and chairs. The Loft, Wells-next-the-Sea

The Loft is a spacious penthouse apartment in Wells-next-the-Sea with fabulous saltmarsh views and allocated parking for one car. Wells Quay is a 5 min stroll away where you can discover an array of independent coffees shops, restaurants and shops. The Loft welcomes families with children over the age of 5, and is able to be booked with Driftwood (first floor 2 bed apartment) should you wish for large groups to get together to explore the beautiful North Norfolk coastline.

Blenheim Lodge Wells-Next-The-Sea

Blenheim Lodge is a well located newly built cart lodge annex in the centre of Wells. It is easy walking distance to the Quay and high street with all its attractions, shops and amenities. Ideal for couples wanting to enjoy the beach and quay in Wells as well as exploring the beautiful North Norfolk coastline. The stunning parkland of Holkham Hall is close by and Burnham Market with its superb shops and restaurants is only 5 miles away.
