A spacious, beautifully refurbished, three-bedroom house just ten minutes walk from the University of Nottingham, Nottingham Tennis Centre and the QMC. The ground floor features a bright and spacious reception & dining area as well as a new fully equipped kitchen with breakfast bar and integrated appliances (dishwasher, washing machine, fridge freezer, hob and oven.) This new beautiful, cosy, barn conversion. The barn has a well equipped kitchen/dining area with lounge and large 65inch smart TV. A master bedroom with super king bed and en-suite the second bedroom has an option of super king bed or 2 singles and a beautiful full bathroom with roll top bath and shower.

Mahonia Lodge was brand new in 2022. A total of 96 sq metres with 46 sq metres of open plan living this lodge provides plenty of space for up to 4 Adults and 4 children. A large wrap round deck allows guests to enjoy sunshine from dawn to dusk while enjoying the wildlife on the ornamental lake. Set in 74 acres of the largest inland marina in the UK the site has been sympathetically developed to accommodate both shopping, restaurants, cafes and the abundant wildlife.

Oak Tree Annexe

Oak Tree Annexe is set in a secluded and secure walled garden. You can park for free directly outside the house and will be staying in one of Rutland’s most desirable villages. Set on the fabulous cycle route around the water and with access to great walks directly from the house or a short drive away it’s a perfect location for exploring Rutland. Our village pub is a 3 minute stroll, serves food 7 days a week and offers our guests a 10% discount on their meals.

Set in our wild vineyard overlooking Rutland water, right on the main cycle route/path around the water. The huts have everything you need for a relaxing time away.
