Spacious Studio Apartment with Mezzanine and Stunning View of the Fosso Reale This contemporary-style apartment is bright, airy, and comfortable. It consists of: Living area with kitchenette Bathroom with window and large shower Storage room Mezzanine sleeping area with wardrobe The apartment is ideal for 2 guests but can accommodate up to 4: the mezzanine features a double bed, and the living area has a double sofa bed. Please note that the apartment is an open space, so personal privacy is limited. The apartment is fully equipped with: Fiber Wi-Fi, LED TV, washing machine, dryer, dishwasher, microwave, air conditioning with dual split units, and a fan. Located on the third and top floor of a building without an elevator, the apartment is particularly bright. Situated in the heart of Livorno, it is just a short walk from the charming “La Venezia” district, famous for its canals, bars, and restaurants, and one of the most lively and picturesque areas of the city. The port and the sea are about 1 km away; to the north are the beaches of Calambrone, and to the south, the Calafuria cliffs. Bus stops are nearby, and the train station is about 1 km away. Livorno is an ideal base for exploring Tuscany: Pisa, Lucca, and Florence are all reachable in under an hour. Important Information: The mezzanine ceiling is sloped, and in some areas, the height is lower than an adult's stature. The apartment is on the 3rd floor, and there is no elevator. There is no parking space available. In accordance with current regulations, guest registration with local authorities is mandatory; therefore, identity documents for all occupants will be required. A tourist tax is also due, ranging from €1.00 to €2.50 per person per night, up to a maximum of 7 nights, as required by the Municipality of Livorno. In zona residenziale,fuori dal centro storico, l'alloggio è finemente arredato e confortevole.Ha ingresso indipendente,fa parte di una casa colonica in stile toscano con soffitti in mezzane e travi in legno.E' composto da soggiorno/pranzo con divano letto matrimoniale e attigua cucina ben attrezzata (frigocombo,lavastoviglie e forno microonde).La camera da letto matrimoniale è sul soppalco al quale si accede con una comoda scaletta. Sotto si trovano gli armadi e le cassettiere.Arredo di design.

Rural Loft with magical Tuscan Views

The Loft apartment has been created from the renovation of the old warehouse of our 14 Century Tuscan manor, the architecture of the place is very striking and we have tried to maintain it's shape in tack by creating only 3 walls which are the confines of the bathroom, hence creating a large 140 meter square open space with amazing beams ceiling features (which are still the originals).
