Woodland Retreat

Woodland cabin set on the edge of ancient woods, via a woodland trail, skirting around 5 acres of natural woodland. Secluded but not completely off the beaten track. If you want street lighting and made up pathways this is not for you! This is the ideal getaway for some country magic, away from the hubbub of city life. You will need wellies/walking boots and enjoy an adventure. Summertime gives you tranquil evenings outside by the fire pit; winter months you can snuggle up by the woodburner.

Wilderness Wagon - Gypsy Wagon in Sussex

Wilderness Wagon is a bow top gypsy wagon which is located in Lindfield Rural. The wagon is located in the bottom corner of our acre garden. Guests enjoy their own private gated haven with the most incredible view of the wild field that adjoins our property. The outdoor area offers cooking amenities and an al fresco dining space. Shower facilities and toilet are next to the wagon. We have some of the most beautiful walks in the area and some cracking local pubs Follow us @wilderness_wagon

Comfy and cosy hut in stunning private location

The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

Unique Stay in a fabulous converted DOUBLE DECKER BUS! Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heaters upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! Cabin in the Woods

Self-contained oak cabin with double bed, shower and kitchenette. Tucked in amongst the trees on the edge of woodland at the back of our semi-rural property, the cabin has a private deck area with views across the neighbour's field where sheep and horses graze. You may also see deer and rabbits and be serenaded by tawny owls in the evening. Good WiFi. Walking distance of the South of England showground, Wakehurst Place, local pubs and close to Ardingly College. Breakfast included.

Orchard Garden Cabin

We are in an area of outstanding natural beauty. There is a decking area around the cabin with a fire pit plus table and chairs for dining alfresco or just enjoy the fresh air. We are surrounded by fields located about 1 mile from the village and pubs. You can head out for a county walk right from the door step. Several National trust properties in the area. As of May 2025, we have extended the drive way to make parking easier. Guests have space for one car to park on the driveway.

Red Kite Barn is a charming luxury rural retreat in a recently converted oak framed barn – providing a slice of country living on modern terms. Red Kite Barn occupies a beautiful setting in the heart of the Sussex countryside in both the High Weald and an AONB. With little luxuries like under floor heating, goose down bedding and a cast iron wood burner together with a wood fired hot tub, fire pit and BBQ all within a private garden, Red Kite Barn is the perfect romantic getaway.

Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Spacious Boutique Style Annexe

This newly renovated stylish Annexe is attached to our home in the hamlet of Ansty, a stones throw to the picturesque village of Cuckfield with its four pubs, independent boutiques and award winning Ockenden Manor and Spa. The location provides a perfect base to enjoy the many NT properties such as Nymans and Sheffield Park as well as Wakehurst Place and the Prairie Gardens. There are also many vineyards in the surrounding area particulary Ridgeview and Bolney Estate.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The hut is cosy, in a lovely private garden for your sole use. Comfy bed, french linen bedding, and wood burner. Good for couples, solo adventures and dogs. Outside cook space is complete with a barbecue as well as gas hob.
