了解Airbnb的定價機制

Airbnb的價格類型分為基本價格、週末價格和自訂價格三種。這三種價格將共同協助你的款待服務全年脫穎而出，助你實現收入目標。

Airbnb會為每一種類型的價格提供個人化價格建議；系統會根據地點、設施、過往訂單及同區最新價格等因素，為你提供價格建議。

基本價格是行事曆上所有日期的預設價格。你會在Airbnb入門的流程中設定此價格，之後亦可隨時在價格設定中更改。

系統會在你輸入的數字下方顯示基本價格建議。如果你想設定不同的價格，請盡量尋求在成本與人客願意支付的金額之間取得平衡，同時考慮以下因素。

• 提供款待服務的開支：考慮按揭、水電煤、維修和稅項等因素。
• 物有所值度：不妨考慮如何突出款待服務的特色，例如重點說明熱門設施、無障礙設施，以及鄰近當地景點等。
• 類似款待服務：使用此定價工具，在地圖上比較你所在地區已獲預訂和未獲預訂的旅居之平均價格。如果你使用智能定價功能，系統將不會顯示類似的款待服務。
• 人客繳付的總價：每增設一項附加費（例如清潔費），都會對總價構成影響。

在一開始設定較低的基本價格，有助你吸引首批人客並累積評價，從而逐步實現收入目標。

你可以增設適用於星期五及星期六的週末溢價；根據不同日子調整價格有助你盡量獲得較多訂單。

系統會在你輸入的數字下方顯示週末價格建議，亦即根據你設定的基本價格按比例上調得出的數字。如果你沒有設定週末價格，則全星期每一日的價格都會使用你設定的基本價格。

Nightly price tips appear below your custom price on each day of your calendar to help you price for different days, seasons, and special events.

If you don’t see price tips, this could be because:

• Smart Pricing is on
• Your price is within the suggested range
• Discounts or promotions are already applied to those nights
• There’s not enough data to generate price tips

If you want to adjust your price automatically, turn on Smart Pricing.
