要找到合自己心意、對旅人亦有吸引力的每晚價格，你可能需要略花時間，細心調整旅居定價。價格由你全權決定，並可隨時更改。

在Airbnb發佈旅居時，你會設定一個最初價格。Airbnb入門會根據旅居位置、設施和類似旅居的旅人需求等因素，為你提供建議價格。

你應盡量尋求在出租成本與旅人願意支付的金額之間取得平衡，其中需要考慮的因素包括：

• 出租開支，例如按揭、維修和稅項。
• 旅居本身的價值，例如熱門設施或鄰近當地景點。
• 旅人繳付的總價，包括你打算收取的附加費。

及時更新旅居描述、相片和設施有助說明旅居的價值，並為旅人設定合理期望。

每次更新價格，你都可以輕按旅人價格（未連稅），查看基本價格加上旅人服務費之後的價格詳情。你亦可輕按你可賺取一欄，查看基本價格扣除旅居主人服務費之後的金額。

比較同區類似旅居的價格有助你設定具競爭力的價格，從而吸引更多訂單。如果旅居每一晚的價格都一樣，不妨將價格分為平日和週末價格。根據不同日子調整價格有助你盡量獲得較多訂單。

如何比較類似旅居：

• 前往旅居行事曆的定價分頁。
• 選擇日期範圍（最長31日）。
• 輕按查看類似旅居。

你會看到所在地區的地圖，上面會顯示附近類似旅居的平均價格。你可使用地圖上的按鈕查看已獲預訂或未獲預訂的旅居。而系統為你選定類似旅居時，則會參考旅居地點、面積、特點、設施、評分、評價，以及旅人考慮預訂你的旅居時會瀏覽的其他旅居等因素。

加州棕櫚泉的旅居主人及體驗策劃人代表團隊成員兼星級旅居主人Katie表示：「如果我注意到類似旅居價格較低，而我的旅居還有日期可供預訂，我會嘗試了解箇中原因。我會分析旅居的裝飾佈置、設施、取消政策和收取的清潔費。旅人之所以預訂其他旅居，而不選擇我的，當中可以有很多原因。」

• Smart Pricing is on
• Your price is within the suggested range
• Discounts or promotions are already applied to those nights
• There’s not enough data to generate price tips

If you want to adjust your price automatically, turn on Smart Pricing.
