Step outside to gentle ripples and wildlife, or visit East Hoathly with its village pub, café, and shop just minutes away when you can pull yourselves away.

If you're searching for a quintessential country cottage with modern luxury trappings, then The Old Piggery is perfect. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Hopper Hut; cosy and comfy, EV charging point

The Hopper Hut has been named for the history of our home which was once a hop farm. We live in the oast building on the same site. You have quiet surroundings with views of the garden and pond, and comfortable accommodation in all seasons. Your king sized bed was hand made in England using natural wool and cotton for a comfortable night's sleep. At extra cost you can also use the EV charger.

Just 3 mins walk to excellent pub (check opening hrs). Usually a min of two nights peak season. Early check in/late check out requests will try to be met.
