The location was great for what I was looking for. It was close enough I could walk most places (food, grocery, park).
Curt was quick on reply prior to checking in and stayed up late to let me check in. He was polite.
The room was sparse, which is fine, but there were no tissues or a trash can. The head board was poorly cut foam board. The bed was mattress on ply wood. The mattress seemed new enough and the linines were clean.
The room and main house was uncluttered. It was free from obvious mold/mildew, but not well cleaned. It was dusty and the floor needed swept. As an example, there was a used plastic dental flosser on the floor under the desk, and large cob webs in the corner. It looked like he did a quick sweep in the center of the room but not thoroughly.
He did provide me with a door key for main door and the room door but there was no chain in the room,(so it did not feel super secure to sleep, since he surely also has a key to this room.) Personally I did not feel unsafe but some might.
Bathroom was clean but there is what appears to be a hole punched into the door and foil tape over it. The tub is leaking a steady stream.
The house had wood floors that were very Creaky. Creaky floors could be heard loudly at night.
Overall, it was fine.
