This is a very unusual/quirky space, quite different to most homes (please check house rules and description carefully)

It's also SMALL and proud to be so (please check the plan in photos)

The room is only 10m sq but was conceived specifically to be a holiday flat and carefully planned/minimally equipped to Prevent it feeling cramped or cluttered. Its ideal for a single traveller but can accommodate a close couple.

There is no privacy from the shower cubicle from the other occupant so friends/colleagues staying together may want to have a coffee on the patio or get breakfast while the other showers.

As when camping/caravaning travel light/unencumbered think about what you can manage without, enjoy living differently for a time.

The block is a genuine warehouse conversion originally built to provide manufacturing space to listed pie and eel shop which still operates below.

The building is situated in a market conservation area but away from the street so it benefits from lower noise levels as a result.

kitchenette: induction hob,sink, mini fridge, toaster oven, utensils, cutlery, crockery, teapot, cafetière, food storage. Cupboard wastebins.

The building is old, I ask guests to be mindful of noise (conversation level and closing doors hard) they must expect to hear other occupants of the building during sociable hours moving around etc.

For this reason I prefer guests don’t return much after 1am

basically if you’re going to a restaurant/bar and may not quite make it back until 1.30 tipsy ...

Extra care needs to be taken ventilating the space and damp items (towels and laundry) must be kept outside the room, this is for the condition of the room long term.

Islington is undeniably wealthy, safe and gentrified it's generally pretty and historic, there are a lot of unusual/boutique shops but also plenty of big chains for essentials.

The area where the flat is located is the most practical part as well as being the most "real", it's quite rough and ready but more edgy and interesting than a lot of the area with more of the feel of East London. All the supermarkets are here, we have the cheapest eateries and the cinema! It's a great base to see london from because the amenities here are affordable.

Everything is a very short distance away with no need to use public transport for groceries, gyms, dry cleaners and restaurants.

I’m not a commercial landlord. I separated my only bedroom from my flat and built my Airbnb apartment from it to allow me to survive while I restore an old building to be a cafe in a coastal town. I try to make my home genuinely ethical and environmentally conscious as possible. I like the fact my compact accommodation allows ordinary people the chance to stay somewhere they might otherwise not be able to afford. I'm not a great traveller I like familiarity in my surroundings but I’m steadily learning what travellers need! I've lived in my flat for approximately eighteen years. I take minimising my Airbnb's impact on my neighbours seriously, some of the money I make goes into improving our communal spaces as a thank you.

I built, manage, maintain and clean the space personally and I pride myself on being on hand for my guests...anything goes awry, I'm next door you'll not be left in a mess.

I've not listed this space as a way of meeting people but I'm not averse to the idea either: The micro let has all necessary amenities should guests wish to be independent/undisturbed but please note I expect my guests to be in contact if I need to discuss anything with them/I ask guests use the air bnb app with push notifications on during their trip.

I've lived in the area 18 years and can advise on most things local.

With the supermarkets close by I can pick up guests groceries along with my own by arrangement.
