Vacation Rental Guest Code of Conduct and Contract
This home has graciously been made available for you enjoy the peace, tranquility and beauty of the neighborhood. Please bear in mind that you are staying in a residential area. We trust that you will be show courtesy and respect to the neighbors and conduct yourself in a manner in keeping with the neighborhood practices and local ordinances. Unfortunately, due to a small number of vacation rental guests who have created neighborhood disturbances in this area, vacation rental home owners have agreed with the local community to post this guest code of conduct in vacation rental homes. Please review this Code of Conduct with each person in your group and be aware that you will be subject to immediate eviction, forfeiture of your security deposit, and/or significant fines and penalties for violating the terms of your rental agreement. You must assume that neighbors will report violations of these rules.
Maximum occupancy: The maximum overnight occupancy is limited to 10 people. *
Number of people allowed on the property: If you have guests visiting, they must leave by 11:00PM. The number of people allowed overnight, may not exceed the 10. *
No Smoking of ANY kind: Please note smoking is not allowed inside the house. *
No Pets Allowed *
Parties: Gatherings in excess of the number of people allowed on the property require prior permission. The County has strict ordinances regarding parties, events and weddings at vacation rental homes.
Parking: Please do not exceed the 6 available parking spaces provided on the property. Do not block neighboring driveways and maintain access for emergency vehicles at all times. *
Speed limits: Please observe and obey all local speed limits; drive no more than 5-10 mph on private or shared private access roads.
Amplified Music and Outside Noise: All outside music and outside noise must be stop between the hours of 9:00 p.m. and 9:00 a.m. Please be aware that noise from loud voices, laughing and general socializing travels in this area resulting in neighborhood disturbances. Please move outdoor conversations and activities indoors at 10:00 pm. The spa may be used after 10:00 p.m. provided that voices are kept to a minimum. *
Respond to all noise complaints: Please respond to ANY request, even if it appears to be unreasonable, by a neighbor, property management company, owner of this property, law enforcement or private security firm. Please contact the management company at (PHONE NUMBER HIDDEN) immediately if you are contacted by a neighbor or the sheriff's office with a complaint(URL HIDDEN) Trespassing: Please do not trespass on neighboring properties.
Spa: No one under the age of 21 allowed alone in the spa. The spa may be used after 10:00 p.m. provided that voices are kept to a minimum. Please do not remove chlorine floater from the spa. If spa needs to be dumped after your stay, there will be a dump and fill fee. $80.
Towels: Please do not use towels to remove make up. Any missing or damaged towels will be a $10 fee per item.

Spa: Please make sure all of the jets are off and heat turned to 90 degrees.
Term of the Lease: The lease begins at 4:00 p.m. on ____(the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). Failure to comply with the checkout time will result in charges for an additional day, unless pre-approved in writing by the owner. ny missing, or damaged items will be deducted from your deposit.
Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
LIMIT OF LIABILITY: The owners and Property Manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and Property Manager are not responsible for the loss of personal belongings or valuables of the guest. Additionally, this property is not child-proof. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
