We are open! Unwind in this newly finished, comfortably furnished tiny home on the outskirts of San Pedro. If you are seeking simplicity, serenity, and solitude, you will enjoy the comforts of this getaway on the volcano. Built by an American with 20 years experience in construction. High quality finishes, granite countertops, tropical hardwood cabinets, king bed, high thread count cotton sheets, quality king size pillows, comfortable sofa, gas hot water heater, hammock, swing, and amazing views

This home offers modern fixtures and furnishings including: a king sized bed, large shower with on demand gas hot water, wide picture windows with screens, handmade furniture, wifi, Netflix, and spectacular volcano and lake views. Within this secured property you can find gardens with fruit trees and owners on site. We do not have black out curtains, it seems that foreigners love that and guatemalans hate it. It is something that I will not change for your visit. I encourage you to go to bed early and get up with the birds, the sunrise and the sounds of nature from swing area are amazing!
Paved access, 90 meters from the road with 50 stairs. We offer street parking, not a private area. I have had my motorcycle parked out front since 2018 and have not ever had a problem. This is not Guatemala City, it is a very safe neighborhood of gringos.

We will not stay up and wait for you to arrive at all hours of the night upon your arrival to pick up your keys. Please be respectful and arrive before 9 p.m. If you want an exception, you can ask, but have a little respect for the people who serve you.
If you come home late from a bar, respect the people who are sleeping on the property. This is very important to us, you will be left a bad review on airbnb if you do not give this respect to us and other guests.
Smoking is not allowed in the casitas, on the balconies and porches, in the hammocks, or near me. This includes marijana or any other drug.

There are no neighbors around our property, it is coffee plants and avacado trees. We have a very nice view of the volcano and amazing views of the lake from various places on the property. This is a great place to relax in a hammock or watch the sunrise!

James is available on site 7am -8pm and is onsite working the majority of the time. There are 5 terraced levels on the property to insure guests can have their privacy if so desired.
