The apartment at the system embark show was exactly as described. Glenn was very helpful prior to my arrival with transportation, some food in the refrigerator. I never got to meet Glenn he was out of town however his staff was very supportive. I would recommend this to anyone

Sorry if it appeared I was non responsive. I had to return suddenly to the US for medical reasons and did not have internet for a few days. The issues you mentioned have been brought to the attention of my administrator and we will take measures to make sure this does not happen again. To be perfectly clear about the utilities, we are the most transparent rental company in Granada about utilities. Each unit is metered individually and the meters are replaced periodically with another meter and the calibration is checked on the removed meter in Managua. Since we have been open we have never had a meter that was not reading correctly but we go that extra distance and expense to make sure your meter is reading accurately. The meter is read when you occupy the unit and ALL the meters are read EACH MORNING between 7AM and 8AM. These reading are recorded in a log and the price we pay to the provider is posted. At any time you can either check your meter personally, inspect our bills from Union Fenosa and calculate your usage. You can also see what the consumption is for any other unit on the property as well as the consumption history for your unit. Unfortunately Nicaragua does have the highest energy rates in Central America at about 50 cents per KwH. But this is not within our control. We post on our website a conversion for your information on what you may expect to pay for the top 25 + appliances such as air conditioners, hair driers, irons, laptop computers, charging iPhones and many others. Also on our website is any news about the utility rates. Remember that they are not the same for all cities and they may even vary in different parts of town. We have a commercial account which gives us the lowest rates available. All of our "house" consumption, such as pool pumps, common area security and other lights are on a different meter. Your bill is directly related to the consumption and when you arrive we go over all the prices with you about energy and what others are paying so you will have an idea of what the cost will be and also during your stay if we notice any anomalies in your consumption we will bring it to your attention. We show you what the usage has historically been for your unit. Also if the housekeeper finds that you have left the property and your air conditioner is left running she will turn it off. It takes less than five minutes to cool down the entire unit. We have the most energy efficient air conditions available and they are all serviced periodically to make sure they are not using any more energy than they need to. The coils are cleaned and the filter is cleaned every month or more often during the dry season because of the dust. The price you pay is directly related to your usage. The hot water is a tank less system so it only uses energy when it is on. One half of the heating elements in each apartment have been disabled but you still have plenty of hot water at the furthest point, the shower. We have also put in the CF light bulbs so it takes only 11 watts of energy to produce 75 watts of light. You also have the option to turn off the air conditioner and the water heater completely if you wish. Our lowest bill for an entire month was $18 and the highest was over $100 and that was because the occupant had a heat rash and ran the air conditioner a lot. We have two reserve water tanks which has always been enough for all the apartments even when we are totally full. These tanks are filled on a demand basis from the city service. If however, if the city turns off the water we have no way to refill the tanks. At the time you were there the city had water off in several parts of town, including ours, for several days in a row so they could install new water lines. The white board that all guests must pass to get to their unit has any important notices posted such as an announced power outage or water shut offs. Usually we have enough reserve water to supply all units if people just conserve to last during the shut off period. Often times, but not always, the planned outages are announced from a loudspeaker on a truck that drives several times a day through the neighborhood. They are also printed in the newspaper and when we know of a planned outage we post the information on the board in English as that is the first language for almost all out guests. This is just a caution that the water or power may be off so you can plan accordingly. Years ago there was no notice and power and water may be off for days at a time. Now the longest the power has been off this year has been less than an hour and other outages for service have lasted only a few minutes. I am pleased to hear our maintenance staff responded quickly to your air conditioner leakage. This usually happens when a guest runs the air conditioner in excess of what can drain off from the condensation line however from time to time these lines do clog, despite the fact that they are flushed each month and chemicals are introduced into the drain lines to prevent any build up of matter that may clog the lines.
