Lovely, spacious cottage in quiet rural area only 7 miles from Norwich. The Lodge is one of four cottages at Oxnead House in a beautiful setting overlooking meadows across to Rockland Broad.
The Lodge is attached to the main house at the Green Lane side of the property. Parking for two cars is provided in a private parking area with steps down to the accommodation. This cottage is a two storey building, the largest of the four properties with ample room for five people and also with the benefit of a sofa bed in the lounge and a downstairs bathroom should more bedspace be needed. This cottage is really a home from home with all the space, facilities and equipment of a residential house. All the windows are doubleglazed, the bedrooms and lounge come with fitted carpets and full central heating is provided for year round comfort.
The main door opens into a hallway with entrances to the family bathroom and to the open plan lounge, dining area and newly fitted kitchen. It has ample comfortable seating, a 32inch flat screen TV with Freeview and DVD player. Ipod docking station and Wi-Fi are also provided. A selection of games, books, puzzles and local information are available. From the lounge, French windows lead to the fully fenced garden and patio area with outdoor furniture, drying facility and barbeque.
The large kitchen is fully fitted with oven, hob, microwave, fridge freezer integrated dishwasher and washing machine. The dining area has an extendable dining table and chairs that can seat 8 people. Additional table and chairs are available on request to allow large groups booking all the cottages to have one place where they can eat and relax together.
Doorway from lounge leads to the staircase to the second storey which consists of two en-suite bedrooms both of which are south facing and overlook the gardens.
Bedroom 1 has a zip & link king size bed which can be presented as twin beds on request. A large built in wardrobe /cupboard with hair dryer and built in mirror is provided along with a vanity unit and a 22 inch colour television with freeview and a DVD player. The en-suite bathroom consists of a shower, hand basin and WC, heated towel rail and shaver point by the illuminated mirror.
Bedroom 2 has a super king size zip & link bed which can also be presented as twin beds and a single daybed that can be used as a third bed for a child, making this room ideal as a family room. The bedroom contains a built in wardrobe and chest of drawers, and a 22inch colour television with freeview and a DVD player. The bathroom contains a large shower, hand basin and WC, heated towel rail and shaver point.
A tumble dryer is available in the Laundry room attached to the main house for all guests to use free of charge. An Iron and ironing board are provided in the cottage.
Rockland St Mary itself is located approximate 7 miles south of Norwich with good road connection to the surrounding area. Although quiet and laid back, it is very popular with walkers, birdwatchers*, fishermen, boaters and visitors who simply want to get away from the crowds. The relatively undiscovered Rockland Broad hosts a wide variety of migrating birds as well as year round residents such as marsh harriers, barn owls, herons and waterfowl.

Rockland Staithe and Rockland Broad
The proximity of Rockland Staithe is one of the great features of a holiday at Oxnead House Holiday Cottages. Only 200 metres away, the Broads are literally on your doorstep. Fishing at the Staithe for roach and perch is a favourite activity during the season for experienced anglers and beginners alike and Rockland Broad is famous for it’s pike! Boats can be hired from Norwich, Chedgrave or Burgh St Peter, Beccles and can be moored at the Staithe overnight if one day on the water is not enough.
For walkers the Staithe is the start of two of the circular walks on the Wherrymans way; the first takes you around the marshland and reed beds to the Beauchamps Arms and then back through the village of Claxton, the other through the farmland and past woodland to Surlingham, home of two pubs, and then back to Rockland.
Nature lovers are also well catered for with RSPB Nature reserves at Rockland Broad and Surlingham Broad and the Ted Ellis reserve at Wheatfen, all within easy walking distance. Famed not only the birdlife but also the variety of rare dragonflies and butterflies, chinese water deer and muntjaks, natural history photographers are in for a treat.
Oxnead House Holiday Cottages are located in the one acre gardens of the owners’ house just outside the main village approximately 200 yards from Rockland Staithe with level footpath leading to Rockland Broad itself. The Barn and The Stable are tucked away at the opposite end of the gardens to the main house, the Dairy is attached to the back and the Lodge to the side of the main house. As well as each cottage having their own garden, guests are welcome to enjoy the main gardens and pick fruit from the trees in season. Benches, and loungers are provided for you to use.
The main gardens consist of a lawned area where games can be played such as football, volleyball, badminton, and there is an area for the younger children to play on small swings and slides and in the playhouse. For older children the village playpark is only 100 metres away on a quiet lane and has a football field, and adventure play equipment.
We regularly have a great variety of birdlife in our garden. Around forty species are easily spotted, even by the untrained eye!
