Getting Around
This is the place that would allow you to travel for a day in any major Italian city like Rome and Florence if you have no desire to drive there and want to go by train. It's about 1,5 hours to Florence and 2 hours to Rome.

Sightseeing
San Gimignano is the perfect embodiment of all small Italian provincial towns: narrow streets, big 'piazza' in the central part, butcheries and 'gelateria's on each corner, romantic atmosphere and the incredible sense of being in the past. Also very good restaraunt Chiribiri (Piazza della Madonna, 1/a, 53037), which is open all day long (unlike many Italian restaraunts that close in time between 14.30-19.30)
Not a fast drive though, you'll get here in 1h 20min, but the trip is worth it.

A free beach in a 25-30 min ride from the house with small restaraunt and cocktails, a good place to swim and sunbathe, although you'll need to buy or have your own beach towels, umbrellas, deck chairs.

Via Ecuador The closest place to buy everything you could possibly need including food, sim with internet, clothes and games.
Pretty much the same as Marema, but farther and maybe in a way with the wider selection of products, but I am not sure about that (we were shopping there when Marema hadn't been built yet)
