Spread over two floors the open ground floor contains a small fully equipped kitchen and comfortable seating area with large wood burner. There is a private outdoor area for your enjoyment. Upstairs has a super king size bed and ensuite bathroom. All bedlinen is 100% cotton with down duvet, pillows soft towels and lots of wardrobe space.

Located in rural Berkswell, The Annex @ Barn Lodge is 15 mins from the NEC with easy access to road, air & rail networks. A self contained, beautifully presented annex featuring a lounge/kitchen & flexible sleeping accommodation for up to 4 guests (2 single beds with a 3rd pullout bed upstairs and a single guest bed downstairs). There is limited headroom in places. Set in gated grounds with a pond & lawns, guests can use a fire pit, BBQ, outside pool table and seating areas. Ample parking.

Pear Tree Cottage is a bright, south-facing recently renovated detached former barn located in the heart of the friendly village of Barby. Barby is a rural village just 5 minutes from Rugby, 25 minutes from Leamington Spa and with good access to the M1, M6 and A14. Pear Tree Cottage is a separate annex set across a courtyard from our family home. Both properties benefit from being setback from the road and surrounded by well-kept gardens and mature trees offering peace and privacy.

The barn is set in the large garden of an old farm house in the historical Village of Kings Sutton, and has been tastefully converted in to a modern living space. The accommodation comprises: Large kitchen sitting room, with WIFI and Connected TV. Set in the grounds of a Grade II listed farm house, it has a double bed, kitchenette and bathroom. The annexe has glorious views of the Warwickshire countryside and spectacular sunsets. Plenty of good walking / cycling and a short walk through the fields to a peaceful pond. The space can accommodate a blow up bed and there is a travel cot available on request.
