Simply lovely South Downs Shepherd hut

Ideal rural retreat for anyone and everyone! This cosy wooden cabin is a simply lovely place to stop and unwind. Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). Feel at one with nature from inside the beautifully decorated interior, with log burner, fully fitted kitchen, modern toilet/shower room, double aspect bedroom, with windows that allow the outside in. East Hoathly has a pub, coffee shop and village shop a 10 min walk away or 1 min drive.

A gloriously secluded Shepherds Hut close to Lewes

Orchard Hut is a secluded and very private shepherd's hut fitted to a high standard, and situated in a gloriously peaceful meadow setting away from any road noise. The meadow is rich in wildlife and there are views to the South Downs that can be enjoyed from the hammock or the wood fired hot tub.The hut sits just outside the South Downs National Park, 3 miles from Lewes and 5 miles to Glyndebourne. There is direct access to a myriad of public footpaths with a good choice of stunning walks.

The Cart Lodge a cosy rural hideaway

Situated in a secluded part of our 16th century farm, this detached, south facing cart barn has been converted to a very high standard. In an ideal location overlooking a large duck pond and with distant views to the South Downs. It is a great base for walking the Wealdway or cycling the Cuckoo Trail. Places to explore include Lewes and Eastbourne, 9 miles. Glyndebourne 6 miles. An excellent pub and restaurant is within a ten minute walk along country footpaths. The village shop 2 miles.

Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
