This brand new country farmhouse overlooks Oaks Creek with stunning rural views, yet is only 2.5 miles from Cooperstown and 1.5 miles to Cooperstown Dreams Park. A cathedral ceiling first floor, open floor plan kitchen and common area (with gas fireplace and flatscreen TV) adjoins a full bath with tiled shower and two bedrooms, each with a queen bed. The upstairs loft boasts a queen bed, day bed, and writing desk. Downstairs you will enjoy our slate-bed billiards table, X-box, and game area.

The waterfall is a truly magical place and considered a sacred site. The house is not appropriate for loud groups or parties. 🙏🦋🙌

The Speculator Guest House is fully renovated to offer an elevated and thoughtful stay. Head through the foyer and up the immaculate stairway to find four large bedrooms and two full bathrooms.
