When deciding whether to become an Airbnb Host, it's important for you to understand the laws in the city of Raleigh, North Carolina. Short-term rental regulations

Short-Term rental regulations apply to dwelling units that are used for overnight lodging accommodations that are provided to guests for no longer than 30 days for compensation. A portion of or the entire dwelling unit can be used for lodging, including part or all of an accessory structure.

Zoning

Short-Term Rentals are permitted as a Limited Use in the following zoning districts: R-1, R-2, R-4, R-6, R-10, RX, OX, NX, CX, and DX. To determine the zoning district of your property you may use iMaps.

Registration required: How to apply

Send a PDF of the entire Short-Term Rental Application packet (with all documents, including Owner’s Affidavit) via the Permit and Development Portal.

Fees

See the Development Fee Guide for current permit fees. Permit fees are due when permits are issued. Annual renewal rates will be equal to the amount of the original zoning permit fee.

After the City processes your application, you’ll receive your Short-Term Residential Rental Registration number.

Add your registration number to your listing

Lastly, you’ll want to add your city-issued registration number to your Airbnb listing description. In accordance with the City’s regulations, you must display your registration number on all advertisements for your short-term rental, including your listing page.

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
