When deciding whether to become an Airbnb Host, it's important to understand the laws in your city. As a platform and marketplace, we do not offer legal advice, but want to provide some useful links that may help you better understand the laws and regulations in Chula Vista. This list is not exhaustive, but should give you a good start in understanding your local laws. We’ll continue to update this information as more becomes available. Rental regulations

Step 1: Check your eligibility

The city of Chula Vista requires you to be a Chula Vista resident to operate a short-term rental. If you are interested in becoming a short-term rental Host (30 consecutive nights or less), you may need to register with the city and receive a short-term rental license.

Chula Vista residents may each operate a maximum of one Primary Residence STR and one Non-Primary Residence STR. A person may have only one (1) Primary Residence and must reside there for a minimum of 275 days per calendar year.

Long-term stays, hotels, and motels are exempt from registering as short-term rentals. If your listing is exempt from short-term rental licensing requirements, you don’t need to obtain a short-term rental license, but will still need to claim an exemption through Airbnb to keep hosting.

Step 2: Get a registration number

Visit Chula Vista’s Short-term rental permit application page to apply for an STR Permit, file applications, and pay the $250 application fee.

To submit the full license application, you must include:

  1. Photo identification and proof of residency. See Administrative Guidelines for more details.
  2. Business License Number. See the Business license online application to apply for a Business License.
  3. A Transient Occupancy Tax (TOT) registration number. See the Short-term Rental Registration and Tax Payment Form to register to pay TOT.
  4. A completed Primary Residency Declaration.
  5. Long-term tenants applying to operate a short-term rental must provide a completed and signed Landlord Affidavit.

Step 3: Add your registration number to your listing

As a last step, you’ll need to add your license number to your listing to finalize your registration with the city. Once you add your number, your registration will be complete and you can continue hosting.

Renewing your registration

To renew an STR Permit, file a Renewal application and pay the $175.00 renewal fee.

Other contracts and rules

As a Host, you need to understand and abide by other contracts or rules that bind you, including leases, co-op rules, HOA rules, and other rules established by tenant organizations. You should be able to find out more by contacting your housing authority (such as a community council) or landlord. Your lease (or other contract) might also have specific details.
