With new rules for properties offered for short-term let in Scotland in place from October 1, 2022, we’ve introduced a temporary change to our cancellation policy.

Please note that the temporary cancellation policy below will only apply if your request for a short-term let licence, or associated planning permission, has been rejected. In any other circumstances, our normal cancellation policies will apply.

If your request for a short-term let licence is rejected and you’ve been operating the listing on Airbnb before October 1, 2022

You can contact us, and we will cancel all future bookings for your listing, block your calendar moving forward and waive Host cancellation fees. In most cases, you will have a 28 day grace period after the rejection to wind down your operations. If you wish to make use of these days, we can cancel bookings from that day forward.

In the event that the council has introduced a control zone in your area and your request for planning permission has been rejected, this temporary policy will also apply. For more information on planning permission please visit your local authority website.

If you would like to inform us that your licensing or planning application has been rejected, including any rejected appeals (if relevant), please provide documentary evidence from your council to our customer service team. This could be an email or letter confirming the rejection.

If you’re in the process of appealing the decision

If your application is rejected by the council, you can appeal this directly within 28 days of the decision. While you’re in the process of appealing, you can continue to operate unless you have been informed otherwise by the relevant authority. For more information, please visit your local authority website.

This temporary change to our cancellation policy in Scotland will apply to bookings with check-in dates up to January 1, 2025, when all properties offered for short-term let must have a licence. Please note, this policy may be subject to change.

If your appeal is rejected, this temporary policy will apply. Please provide a copy of the refusal from your council to our customer service team. This could be an email or letter confirming the rejection.

If you wish to cancel future bookings and have not received a rejection message from your council

Our normal cancellation policies will apply. Please note that this temporary change to our cancellation policy will only impact Hosts who have both applied and been rejected for a short-term let licence and/or planning permission.

If you've started hosting after October 1, 2022

All new short-term let premises in Scotland are required by law to hold a licence to operate before accepting bookings. Therefore, this temporary change in our cancellation policy will not apply.
